Neighbourhood Briefing ISLE OF DOGS, E14 Banner AH1

Massive changes have transformed this Island - so named, says legend, when 18th century sailors heard the barking of royal hunting dogs - into London's third major business district with Canary Wharf as the flagship development of global importance.

Over 40,000 square metres of new retail, restaurant, hotel and pub floorspace has been created to cater for 37,000 residents and 40,000 office workers. The IRA terrorist bomb on 9th February 1996 knocked out two percent of the office space and caused £150M worth of damage. The elevated Docklands Light Railway serves the Isle of Dogs Business District and developments that have added 2,500 new waterside homes to those of the traditional Dock-orientated families.

.The first commercial developers paid £173,000 a hectare for prime Dockside land and prices rose to a heady £12M a hectare before the property crash that brought down the original developers of Canary Wharf among others. Currently Canary Wharf, Europe's highest quality business district, is occupied by City and European institutions such as Morgan Stanley, Credit Suisse, Texaco and BZW withCitibank and HSBC currently building their own skyscrapers alongside the landmark Canary Wharf Tower. 98 percent of the space has been taken up. More than 100 shops and restaurants serve a working population of 27,500.

There are plans approved for three more hotels on the Isle of Dogs, one of which will have a casino and the last of the riverside wharf sites around the Island is currently being developed for homes.
